A couple of doors down from the Giant at Ashburn Village Shopping Center, Pure Barre is taking class reservations this week. Further along the row, the old Jimmy John's unit has a Torus Bagels sign over the door. The bagel shop's website still says "COMING 2026." On the corner, Pasta di Guy installed its sign in mid-October where Carnegie NY Style Pizza used to be. Cozmo One has confirmed it is taking the space Roadhouse Momo & Grill left in the spring.
The center is filling in roughly in the order its new tenants were announced. The ones announced in 2025 are open now. The three food businesses announced since late 2025 cover breakfast, a sit-down pasta dinner and a bakery-restaurant, and none of them has a firm opening date. They'll most likely open one at a time over the winter.
The 2025 Announcements Are the Ones Open Now
The tenants you can use today were all announced well over a year ago, or close to it.
Casa Tequila Bar & Grill moved into the former Rock n' Claws space and planned a soft opening for July 13, 2025. That was the first restaurant swap in this round of changes. When The Burn covered that opening, it described the center as Giant-anchored, which it still is.
Pure Barre leased the former ABC store, a 2,400-square-foot unit a couple of doors from Giant, and The Burn reported the lease in September 2025. The studio's Ashburn Village page now lists it at 44110 Ashburn Village Boulevard, with a bookable schedule for the week of October 26 through November 1.
Prime IV Hydration & Wellness was announced in November 2025 for the roughly 1,400-square-foot space that Anthony & Sylvan Pools used to occupy. Its Ashburn location page now lists an Ashburn Shopping Plaza address, posted hours and online appointment booking.
Pure Barre and Prime IV moved from announcement to an active storefront within about a year. Restaurant build-outs here have taken longer, and that sets realistic expectations for the next three openings.
Three Empty Units, Three Different Meals
Two of the three food vacancies opened up this spring. Roadhouse Momo & Grill had served Nepalese and Himalayan dishes at the center for nearly four years. The Burn reported in April that it had closed and planned to move, and the new location hadn't been announced at the time. Carnegie NY Style Pizza had also closed by late April. Signs in its window hinted at a new concept, which turned out to be Pasta di Guy.
Together with the old Jimmy John's unit, the replacements cover breakfast, lunch and dinner.
| Former tenant | Incoming tenant | What's on the menu | Latest stated target |
|---|---|---|---|
| Jimmy John's | Torus Bagels | Bagel sandwiches, build-your-own bagels, sourdough toast, English muffins, coffee | October, per an August 25 report; website says "Coming 2026" |
| Carnegie NY Style Pizza | Pasta di Guy | Set pasta dishes, build-your-own pasta, flatbreads, sandwiches, salads | November, per an October 14 report; company site says "Winter 2026" |
| Roadhouse Momo & Grill | Cozmo One | Shawarma, wraps, rice platters, pizza, burgers, plus a bakery | November or December, per an October 8 report |
Torus Bagels is a hometown project. Owner Edward Wang graduated from Stone Bridge High School in Ashburn, played college football at Virginia Tech, spent two years with the Buffalo Bills and also had stints with the Oakland Raiders and Philadelphia Eagles. The preliminary menu The Burn published in August includes The Ozark, a sandwich of sausage, egg, cheddar, scallion cream cheese and hot sauce on an asiago Parmesan bagel.
Pasta di Guy is coming from Florida. According to the company's own history, it started as a Tampa Bay food truck in 2019 and opened its first restaurant in Wesley Chapel in 2020. It now lists locations in Wesley Chapel and Trinity, Florida, and Fort Wayne, Indiana. Chef Guy Carmeli is the owner and operator. The Ashburn restaurant will be at 44050 Ashburn Shopping Plaza, Suite 147.
Cozmo One already runs a Chantilly location with a grocery store, butcher shop, bakery and restaurant. Its management team told The Burn that only the bakery and restaurant are coming to Ashburn, so this location won't include a market counter.
How Far the Targets Have Moved
Here's how each project's public timeline has changed in local reporting.
Torus Bagels
- October 2025: The Burn reports that a former Buffalo Bills player is bringing a bagel shop to Ashburn.
- March 24, 2026: Construction has started and the sign is over the door. That report gives a July target.
- August 25, 2026: The target moves to October, with no official date set.
- Late October 2026: The Torus website still reads "COMING 2026" and invites visitors to sign up for word of when the doors open.
Pasta di Guy
- April 26, 2026: The Burn reports an Italian restaurant planned for the former Carnegie space.
- June 25, 2026: Construction is underway.
- October 14, 2026: The sign goes up, and the local team says it's aiming for November, with no official date announced.
- The company's locations page lists Ashburn as "expected to be open in Winter 2026."
Cozmo One
- May 27, 2026: The Burn reports that a Middle Eastern market with a Chantilly location could be eyeing the center.
- October 8, 2026: The move is confirmed, with a target of November or December "if all goes smoothly."
- October 9, 2026: Patch Ashburn also puts the opening before year-end.
Two patterns stand out. Torus has been under construction the longest and has slipped the most, from July to October to an undated "2026." Pasta di Guy's two public targets overlap but aren't identical. "November" from the local team fits inside "Winter 2026" on the company site, but the company's wording leaves room for a later date. Cozmo One gave a two-month window from the start.
What This Winter Looks Like at the Center
For anyone planning around the center through the holidays, the safest approach is to treat each opening as its own event, not as a single wave. Opening order is hard to call. Torus has the oldest build-out, Pasta di Guy has the most specific near-term target, and Cozmo One has the widest window. Any one of them could open first.
Breakfast and pastries are already covered nearby while you wait. Tous Les Jours, the French-Asian bakery, held its grand opening on August 21 in the former Cafe Rio space at Ashbrook Marketplace. That's the Lidl-anchored center at Ashburn Village Boulevard and Russell Branch Parkway. Its menu covers pastries, cakes, bread, sandwiches and coffee. If Torus opens this winter, the same stretch of Ashburn Village Boulevard will have a bakery and a bagel shop within a short drive of each other.
At the main center, Casa Tequila is open for a sit-down dinner now, and so are the fitness and wellness tenants. The pasta and shawarma options come later.
The Ashburn Village HOA has an event on the calendar that falls inside Cozmo One's target window. The free resident Santa Stop is Saturday, December 5, from 6:30 to 7:30 p.m. at the Sports Pavilion, 20585 Ashburn Village Blvd., and the fire truck is scheduled to arrive between 7:00 and 7:30. If Pasta di Guy hits its November target, it'll be open by then, a short drive from the Pavilion.
Watch the signage on these three storefronts. A sign going up is a real milestone. Pasta di Guy's sign went up about six months after the first report of the project. Torus put up its sign in March, and its website still read "COMING 2026" in late October.
Storefront turnover like this is the kind of everyday detail that shapes how a neighborhood feels to live in, and Melody tracks it as closely as the market numbers. If you'd like to talk through what's changing near your home in Ashburn Village, Sell Buy NOVA Homes is glad to help. Let's Connect.
